How's the market?
How is the market? That’s the question I’m asked the most frequently. I answer anecdotally - based on my experience here in Anderson Valley. I often speak to agents in other parts of the County and get their impressions as well. I also see the reports from the California Association of Realtors and from the National Association of Realtors. I also notice the advertising directed at agent’s for what to do in a “down market.”
My experience is that it is still slow but picking up. I’ve found myself busier, with more showings, an escrow and some offers pending. This is better than the past eight months, but a far cry from the Covid buying frenzy. In speaking with other agents, I find them in similar situations. No one is as busy as they were but everyone is starting to do more work and get paid for it.
CAR and NAR both talk about the slowdown in the market, about the rise in interest rates and the lack of inventory. The lack of inventory is one we are most familiar with in Anderson Valley. Most folks buy and stay, which is why we have such a strong community. In recent weeks there have been a few new listings that have been snapped up quickly. So, there’s definitely interest out there for Anderson Valley homes and the lack of inventory is affecting our local market.
The advertising that is directed at agent’s is pretty amazing. One constant is that a lot of the people selling advice are former agents. I suspect they have found it easier to sell advice than it is to sell real estate!
